These terms and conditions apply to the rental of our holiday apartments at Lake Magdalenensee (Villach, Carinthia, Austria) and govern the contractual relationship between host and guest.

1. Booking and Conclusion of Contract

A booking can be made in writing (by e-mail or booking system) or by telephone. The contract is concluded as soon as the booking is confirmed by us in writing.

2. Deposit and Payment

• For a fixed booking, a deposit of up to 30% of the total price may be required.
• The remaining amount must – unless otherwise agreed – be paid no later than on departure, either in cash or by bank transfer.

3. Prices

The prices stated on our website or in the offer apply.

4. Arrival and Departure

Check-in: from 3:00 pm -

Check-out: until 10:00 am

Individual arrangements are possible if feasible. On the day of departure, the apartment must be left in a proper condition (swept clean, dishes washed).

5. Withdrawal and Cancellation

Cancellations must be made in writing. Cancellation Policy :

• Up to 70 days before arrival: free cancellation 
• 69 to 30 days before arrival: 30% of the total price 
• 29 to 14 days before arrival: 50% of the total price
• 13 to 7 days before arrival: 70% of the total price 
• From 6 days before arrival or in case of no-show: 90% of the total price

We recommend taking out travel insurance to be protected in case of unexpected cancellations.

6. Use of the Holiday Apartment

• The apartment may only be used by the number of persons specified in the booking.
• Visitors are only permitted by arrangement. - Parties and celebrations require our prior approval.
• Smoking is not permitted in the apartments.

7. Liability

• The guest is liable for damages caused by improper use. - We accept no liability for valuables or accidents during the stay.
• The use of the garden, beach, private playground, pedal boats, SUPs and lake access is at your own risk.

8. Use of SUPs, Pedal Boat and Playground

• - The use of SUPs (stand up paddle) and pedal boat is reserved exclusively for our house guests and at their own risk.
• - Life jackets are recommended, especially for children and non-swimmers. Use only in suitable weather (no storm, strong wind, thunderstorm).
• - Entering and using the private playground is also at your own risk. Parents are responsible for their children and must supervise them.
• - The host assumes no liability for injuries or damages arising from use. - All equipment and facilities must be treated with care. Any damage or defects must be reported to the host immediately.

9. Pets

Pets are only permitted by prior arrangement.

10. Data Protection

Personal data is used exclusively for processing the booking. See privacy policy for details.

11. Force Majeure

If the fulfillment of the contract is impossible due to force majeure (natural disasters, pandemic, power outages, etc.), neither host nor guest shall be liable for any resulting damages.

12. Place of Jurisdiction and Applicable Law Austrian law applies.

The place of jurisdiction is Villach, unless mandatory legal provisions stipulate otherwise.
